Guiding Principles

Shadowcast was founded on four essential values:

1)  Let Analysis Guide, but Steer with Intuition:  While data is essential for understanding market currents and identifying opportunities, intuition and instincts truly differentiate.

2)  Be Neighborly:  In almost every case, what's best for our neighbors is also what's best for our business and our investors. 

3) Act with Integrity:  Listen, communicate and cooperate with stakeholders. Make well-informed decisions that further the community. When we say we'll do something, we do it.

4) Create Enduring Value: From addressing needs from neighbors and local business to design that reflects the unique history and culture of the community to a mindfulness of development's impact on the environment, we strive to deliver projects that become a keystone of the community for decades.

Shadowcast has the ability and interest to assume a variety of roles for any given CRE asset and project.  

Our private equity business actively manages the acquisition, management and redevelopment of properties in a general partner (GP) role. 

We believe strongly in the power of partnerships and in special cases we'll JV (as land owner) with a highly regarded development partner. In such cases we selectively identify groups whose experience and resources will deliver incremental value, while still adhering to Shadowcast's core values.  In such partnerships it must be a case where 1 + 1 = 3. 

 Shadowcast’s approach to investing is propelled by thoughtful assessment of secular and demographic tailwinds. 

We pursue properties with intrinsic value in secondary and tertiary markets with strong demographic momentum. This means acquiring in locations with competitive advantages and at values which are priced at a discount to replacement cost. 

First and foremost, targeted properties must possess the qualities necessary to produce strong short term stabilized cash flow even in adverse market conditions. 

Secondarily, we prioritize assets in the path of progress; sites which have the potential to produce outsized investor returns over the medium to long term due to favorable zoning or perceived redevelopment potential.
